These terms govern your booking and stay at Zest Stays 1054. By paying an advance to reserve a bed or room, you accept them.

1. Who can stay
- Zest Stays 1054 is a male-only facility. All residents must be male.
- Residents must be 18 or over and hold valid government photo identification.
- Every resident must complete police verification. This is a statutory requirement in Mumbai, not a discretionary policy.
- We reserve the right to decline or end an occupancy where verification cannot be completed or where house rules are breached.
2. Booking and payment
- A booking is confirmed only when advance payment of the first month's rent is received.
- A refundable security deposit of ₹2,000 is payable at move-in.
- A one-time police verification charge of ₹600 applies. This is a statutory charge and is not refundable.
- We accept UPI, bank transfer and cash. We do not charge brokerage, agent fees, platform fees or joining fees.
- Rent is due monthly in advance on the same date as your move-in date.
ACTION REQUIRED: State your late-payment position: is there a grace period? A late fee? Silence here causes disputes.
3. Minimum stay and notice
- Minimum stay is one month. There is no six-month or eleven-month lock-in.
- Your stay continues month to month until you give notice.

4. What is included
- Free WiFi, daily housekeeping, weekly linen change, 24/7 CCTV security, a personal locker, and access to the on-site laundry facility.
- Air conditioning for 16 hours daily in dormitory and partition accommodation, included in the rent. Electricity is billed separately at ₹500/month (₹750/month for private partitions).
- For double sharing and single private rooms, air conditioning is billed at ₹15 per unit of actual usage.
- Meals are not provided and there is no kitchen for resident use.
5. House rules

- Keeping common areas and washrooms clean is every resident's responsibility.
6. Your property
Each resident is assigned a personal locker. Zest Stays 1054 is not liable for loss of or damage to personal belongings, including items left in common areas or outside your locker. We recommend you insure valuable equipment separately.
7. Damage
You are responsible for damage to the room, furniture, fittings or common property caused by you or your visitors, beyond fair wear and tear. Repair costs may be deducted from your security deposit, and any excess is payable by you.
8. Ending an occupancy
We may end an occupancy with immediate effect for: non-payment of rent; behaviour that endangers or seriously disturbs other residents; illegal activity on the premises; or providing false identification. In these cases the security deposit may be withheld against outstanding amounts and damage.
9. Liability
Nothing in these terms limits liability that cannot be limited by law. Subject to that, our liability in connection with your stay is limited to the amounts you have paid us. We are not liable for interruption of utilities, internet, water or power caused by suppliers or events outside our reasonable control.
10. Governing law
These terms are governed by the laws of India. The courts at Mumbai, Maharashtra have exclusive jurisdiction over any dispute.
