Sleeping rooms in Andheri West: what they cost and what to check
Zest Stays 1054, Adarsh Nagar, Jogeshwari West, Mumbai 400053 · Last verified
"Sleeping room" is a phrase you hear a lot in Mumbai and almost nowhere else. It usually means the cheapest tier of shared accommodation: a bed, somewhere to put your things, and access to a bathroom. This page explains what that actually covers in Andheri West, what it should cost, and what to check before you hand over money.
Zest Stays 1054 is a male-only facility in Adarsh Nagar, Jogeshwari West, about 100 metres from Lower Oshiwara Metro. Our beds start at ₹5,999 a month.
What "sleeping room" actually means
There is no standard definition, which is exactly the problem. In practice you will find the term used for at least three different things:
| What is advertised | What it usually is | Typical arrangement |
|---|---|---|
| Sleeping room / bed space | A bunk in a shared room | Anywhere from 4 to 20 beds. Ask the number. |
| Partition | A divided section of a larger room | Semi-private, or fully enclosed with a door — very different things |
| Room | Solid walls on all sides | Single or double occupancy |
The gap between "a bunk in a room of six" and "a bunk in a room of twenty" is the single biggest quality difference at this price point, and it is almost never stated in a listing. Ask directly.

The questions worth asking anywhere
These apply to any sleeping room in Andheri West, ours included. If a place will not answer them straightforwardly on the phone, that is your answer.
- How many people are in the room? The number, not "a few".
- What is the total to move in? Rent, deposit, brokerage, verification, any joining fee — itemised.
- Is electricity flat or metered? Metered with no cap can add thousands in a Mumbai summer.
- How many bathrooms, for how many residents? This determines your morning far more than the rent does.
- Is police verification done? It is a legal requirement. Skipping it signals what else gets skipped.
- What is the notice period, and when does the deposit come back? Agree this before paying, not when you are leaving.
- Can I see it? If the answer involves a reason you cannot visit, walk away.
Signs to walk away from

- Photographs that do not match the room you are shown

At Zest Stays 1054 a dormitory upper bed is ₹5,999 per month and a lower bed is ₹7,000, plus ₹500 for electricity. Private rooms start at ₹9,500. Prices elsewhere in Andheri West vary widely depending on how many people share the room.
What should I check before paying for a sleeping room?
